March 28, 2025: New Property Fraud Alerts System
The Clerk of the Circuit Court, Jacqueline Smith, Esq., is offering a FREE (no-cost) Property Alert System to the residents of Prince William County and the cities of Manassas and Manassas Park.
Residents of Prince William County, Manassas, and Manassas Park have expressed concerns about the security of their property deeds. Property deeds recorded at the Clerk's Office are public record. There are processes in place within the office to help prevent fraud from our systems. Preserving this information is always a top priority for our office.
To address any concerns, we are offering the GovOS Property Alert system.
Residents can set up a Property Alerts profile to receive notifications anytime a document associated with a specific parcel—such as a mortgage, deed, or mortgage satisfaction—is recorded under the parcel ID or property owner's name. Property owners who register in the system will be notified via email whenever a document associated with their property is recorded.
The notification email includes the document type, reference number, recording date and time, and a link to the document in question. When a newly recorded document matches a user’s criteria, the system will automatically issue an alert. Residents can act quickly if a document looks suspicious by contacting local law enforcement and their attorney.
The Circuit Court Clerk's Property Alerts is free to the public, and there is no limit to how many alerts can be created.

Please register and log into the ⍟ Property Alert system to create a property alert for your property (located within our jurisdiction). Once registered, you can create a property alert using one of two methods:
Create a Custom Keyword Alert: Click on "Create a Custom Keyword Alert" and enter a keyword. This action will direct you to the "Configure Your Search Criteria" page. Enter your name or property GPIN, then click "Create Property Alert." After configuring your alert, click "View Property Alert Dashboard" to review the criteria you have selected. If you wish to add more criteria, click "Add" next to "Alert Criteria" (located at the top of your entered search criteria). Property Alert notifications will be sent to the email address used for registration.
Create an Alert from a Document: The "Find a Document" feature allows you to search for criteria available in the database. As the system is new, it currently only includes property information from the past three months. If you recently purchased or recorded property, you can locate it by clicking the "Find a Document" link. If your property was recorded more than three months ago, please use option 1. "Create a Custom Keyword Alert."
You should receive email notifications from Vanguard GovOs for each search criterion you have added to the Property Alerts System.
