Site Plan Plats
Plats and deeds are approved in conjunction with final site plan approval, and are retained by the Land Development Division. Once approved, a release package is prepared which includes a plat/deed release letter, three paper copies of the plat, and the original deed. The attorney/engineer is then notified that the package is ready for recordation. The attorney is responsible for recording the plat/deed and returning 10 paper copies of the recorded plat and recording receipts to the Land Development Division. The recorded deed does not need to be returned to this office, but a copy of the recorded Hold Harmless Agreement or SWM Agreement, when required, should be returned. The Land Development Division staff will distribute the remaining plats to various County agencies. Plats and deeds need to be recorded within 30 days from the date of approval.
Subdivision Plats
Plats and deeds are approved in conjunction with final subdivision plan approval and are retained by the Land Development Division. Once approved, the developer and engineer are notified via an approval letter which indicates the requirements for plat release. Generally, a geodetic monument fee and a bond and/or escrow must be posted. Once the requirements are met, a release package is prepared, which includes a plat/deed release letter, three paper copies of the plat, and the original deed. The attorney/engineer is then notified that the package is ready for recordation. The attorney is responsible for recording the plat/deed and returning 10 paper copies of the recorded plat and recording receipts to the Land Development Division. Once this requirement is fulfilled, the developer can comply with all other requirements of the approval letter and obtain the site development permit.
